Do you offer any move-in specials?
Yes! We offer monthly move-in specials. Please visit our Specials page for the most up-to-date offers (on approved credit).
What income requirements do you have for applicants?
Household gross monthly income must be at least 2.5x the monthly rent.
What is your Application Fee?
$50 per applicant (18+). Application fees are non-refundable.
What is your Administrative Fee?
$200 non-refundable administrative fee per unit.
Do you require a Security Deposit? If so, how much? Maximum Deposit
Yes. Security deposits start at $500 and may increase based on screening results.
Deposit disclaimer (website): Deposit listed is with approved credit. Based on the credit application, deposits may be up to one and a half months’ rent (maximum: 1.5x one month’s rent).
Do you accept co-signers or guarantors?
Yes, we accept qualified guarantors. Additional requirements and documentation may apply—please contact the leasing office for details.
Do you allow subletting or lease transfers?
Yes—lease transfers may be permitted in certain situations. Please contact the leasing office for eligibility, requirements, and any applicable fees.
Do you require Renters Insurance? If so, up to what amount do you require coverage for?
Yes. Renters insurance is required prior to move-in and throughout your lease term, with a minimum of $100,000 in personal liability coverage.
When is rent due each month?
Rent is due on the 1st of each month and is considered late after midnight on the 3rd.
What is the late fee policy for rent payments?
A $50 late fee is assessed on the 4th of the month. Additional daily fees may apply thereafter (per lease terms).
What forms of payment do you accept for rent?
We accept the following payment options:
• Online payments through the Resident Portal
• Money orders
• Cashier’s checks
• In-office payment processing (fee may apply)
What utilities are required in the rent?
Utilities are billed separately. Residents must set up electricity directly through SRP. A flat monthly fee covering water, sewer, and garbage is included in the amenity fee.
What appliances are included in the apartments?
Each casita includes stainless steel appliances—refrigerator, dishwasher, built-in microwave, glass-top stove, and in-sink garbage disposal—plus ceiling fans in each bedroom and living room and an energy-efficient stackable washer and dryer.
Are washers and dryers included, or is there a laundry facility?
Yes—each home includes an energy-efficient stackable washer and dryer.
What amenities are available for residents?
Residents enjoy a swimming pool, community center, playground, fully fenced dog park, laundry facility, vending machines, and professional on-site maintenance.
Is parking available? If so, is there a monthly fee?
Yes. Open resident parking is available at no additional monthly cost (subject to availability).
Do you have EV charging stations? If so, what is the policy for use?
Not at this time. An EV charging station is located approximately 0.3 miles from the community and is available 24 hours.
Do you have a dog park or pet washing station?
Yes—our community features an on-site, fully fenced dog park for resident use. We do not currently offer a pet washing station.
Do you have package lockers or package delivery services?
Yes. We offer integrated package lockers at the mailbox station for USPS deliveries. We can also accept packages at the leasing office for added convenience.
Do you have on-site maintenance, and how do I request a service?
Yes. We have on-site maintenance and 24/7 emergency service.
For non-emergency requests, submit a service request through the Resident Portal or contact the leasing office. For emergencies, please call the after-hours line.
Are there any community events for residents?
Yes! We host monthly resident events. Follow us on social media, watch for flyers around the community, and look out for text updates with upcoming event details.
Is there a preferred employer or student discount program?
Yes. We offer preferred employer specials—participating employers may include local hospitals, school districts, city employees, and other large local organizations. Please call the leasing office for current details.
Students may also qualify for reduced application fees or move-in specials; contact the leasing office for the most up-to-date information.
